This project presented a unique challenge due to its irregular shape and large change in elevation. As a result of several failed Development Variance Permit attempts, we were called upon to provide our local expertise on severely sloping sites and our knowledge of local zoning bylaws.
After reviewing previous submissions and council comments, we implemented carefully considered adjustments that enabled us to create a design that worked more effectively with the steeply sloping site, while removing unnecessary building bulk and incorporating elements more in line with the traditional local aesthetic. Through the use of exclusions and pushing the bylaws, we were able to create a Step Code 5 home that received all three variance requests without sacrificing living space or height.
Despite being limited to a building footprint of only 200 square feet, we were able to produce a design with almost 2,150 square feet of total living space, including a 2 car garage. The final result was a dream home for our client that was spacious enough for their growing family.
